Developer Proposals Wanted for Sandy Springs Tax Allocation District Projects

What: The Sandy Springs TAD will be used to subsidize new development with facilities and infrastructure needed to make new developments successful.

Approved by the Fulton County Commission Nov. 19, 2003, and the Fulton County Board of Education Dec. 11, 2003. Fulton County will administer TAD projects.

Projects: Mixed use and pedestrian friendly redevelopments combining retail, office and residential with street-side shopping and parking decks to minimize asphalt surface space.

Demographics: Sandy Springs currently services one of the most affluent and desirable trade areas in the country.

  • Average household income in the primary trade area is $127,218 (comparable to Midtown Manhattan, San Francisco's Golden Gate District, Chicago's Gold Coast and Beacon Hill/Downtown Boston).
  • Average age in the primary trade area is 36.
  • The Sandy Springs trade area can generate strong sales in retail, restaurant & service establishments in Sandy Springs.

Investment in Sandy Springs would benefit from numerous traffic and community improvement projects planned and underway in Sandy Springs. Projects are being developed and managed by governmental, non-profit and private entities including Fulton County, GDOT, SSRI and Heritage Sandy Springs.
